To ensure a successful sale, you should know which mistakes to avoid. Here are the six main missteps to dodge when listing your home for sale:

1. Choosing the wrong agent. Choose a real estate agent that answers your calls, gets back to you promptly, and knows your market. Pick an agent that is honest and straightforward. You don’t want an agent that just tells you what you want to hear; you need one that tells you what you need to hear.

2. Overpricing your home. Pricing your house competitively will get it the attention it deserves. Even a well-priced property with a bad marketing plan will sell, it’ll just take longer.

3. Failing to make simple repairs. Be sure to take care of all the little things you’ve been meaning to do over the years. Touch up paint, make minor repairs, and do anything you can to make your home show-ready and prove you’ve cared for it over the years.

4. Failing to declutter. Put away personal photos and other items you don’t use daily. We want buyers to see your house, not your stuff. Keep in mind that professional photos will be online 24/7 for buyers to see, and they want to see the home itself. 

5. Not allowing adequate access to show your home. Your house should be show-ready at all times. You need to accommodate as many buyers as possible.

6. Being emotionally attached to the home. Sellers can sometimes be very attached to their homes, which is understandable; we’ve all made memories in our homes. However, now is the time to take off your personal hat and put on your business one. Don’t be offended by lowball offers or if someone wants to buy the house and remodel. You’ve decided to sell, so it’s up to the buyer what they want to do with their new property.
