Today we’re talking all about home inspections. Austin Grant from Signature Home Inspections joined us recently to answer some key home inspection questions you may have whether you’re buying or selling a home.

What should a buyer look for in a home inspector?

Get on Google, and check out reviews and prices. Inspectors are all over the board. Call and talk to them, ask about their background and experience, and see what they have to offer.

What gets inspected during an inspection?

Every major system in the home is checked. The inspector will get on the roof, in the crawl spaces, and check all of the appliances and utility systems in the home.

Is there anything a general inspector doesn’t inspect?

Alarm systems, low-voltage systems, pools, and anything else that’s not inside of the home. There are specialized inspectors for these items.

What’s the most common deficiency that comes up on an inspection report?

Grading around the house. If you don’t have enough slope to get rainwater away from the house, it can lead to a lot of problems in the future. 

How long does a general inspection take?

A general home inspection takes around three hours, but depending on the size of the house, it could take up to six. 

How can sellers prepare for an inspection?

Clear the clutter up, make sure any access panels are easily accessible, make sure your attic is clear if you have one, and change your lightbulbs, too.

What other types of inspections do you recommend?

A radon inspection comes to mind. I leave it up to the buyer if they want to get one, but we do have higher concentrations of radon than normal. I always recommend getting a termite inspection and a septic inspection if you have your own tank.

Any other advice?

Get an inspection. If you don’t, the next person that buys your home will, and it could come back to bite you in the end.
