Home sellers in today’s market often fall prey to four misconceptions that I’d like to help dispel today:

1. You need to plan for your next home before listing your current home. This misconception prevents many sellers from listing their homes; if you’re a seller, you might be surprised at how you can negotiate favorable terms that allow you to stay in your home even after closing. That will give you time to look for your next home.

2. The condition of your home doesn’t matter. Condition always matters. When you sell with me, I’ll walk through the home room by room to point out things you might want to change, fix, or update so that you can get the best price for the house in the shortest amount of time.

3. You can price your home over market value. This isn’t a good strategy; buyers don’t want to feel like they’re overpaying for a house. Be sure to go over the numbers with your Realtor so that you set an appropriate price that may lead to multiple offers on your property.

4. You don’t need a Realtor to sell your home in this market. I highly recommend using a Realtor to navigate the process. When you’re dealing with back-to-back showings and multiple offers, it’s often hard to keep up with it all. Using an agent to sell your home will often lead to getting a higher price with less stress involved.
